The Mod Pod Leasing Process

Thank you for your interest in making a Mod Pod property your next home. We know moving is a big decision, and our goal is to make the leasing process as clear, organized, and straightforward as possible. This page is here to help you understand what to expect, what we look for during the application process, and what steps are required before move-in. We encourage all prospective residents to review this information before applying so they can feel prepared and confident moving forward.

1. Review the Home

Before applying, please take time to carefully review the listing for the home you are interested in. Each property may have different features, availability dates, utility requirements, parking arrangements, pet rules, and move-in instructions.

Please make sure the home fits your needs, including:

- Monthly rent
- Location
- Move-in timeline
- Lease term
- Number of bedrooms and bathrooms
- Parking
- Utility responsibilities
- Pet policy
- Resident responsibilities

If you have questions about the home, we recommend asking before submitting an application. Submitting an application does not guarantee approval or automatically reserve the home.

2. Review the General Approval Requirements

Before applying, we encourage you to review the general information Mod Pod considers during the application process. 

Applicants should be prepared to verify:

- Legal identity
- Monthly income
- Employment or other lawful income source
- Rental history
- Credit history
- Eviction history
- Background information
- Pet, no-pet, or assistance-animal information
- Any additional documentation requested during screening

All adults (18+) who will live in the home must complete an application, be screened, be approved, and sign the lease before moving in. This helps ensure that everyone living in the home is properly documented and approved. There is no credit score minimum, however a combined household income of 2.5x the monthly rent is favorable.

3. Submit Your Application

When you are ready to apply, please submit your application through the approved application process for the home you are interested in.

A complete application may include:

- Completed rental application
- Valid government-issued photo identification
- Proof of income
- Rental history information
- Employment or income verification
- Required application fee, if applicable
- Additional documents requested during review

Applications are reviewed once all required information has been received. Incomplete applications or missing documents may delay the process. Application fees, if charged, are generally non-refundable unless otherwise required by law or stated in writing. 

4. Application Review

Once your application is complete, Mod Pod will review the information provided. Our review process may include identity verification, income review, credit history review, rental history verification, eviction history review, background screening (where permitted by law),  occupancy review, and pet screening. Mod Pod is an equal housing opportunity.

During the review process, we may contact you for additional information or clarification. Responding promptly helps keep the process moving. Approval decisions are based on the complete application file and applicable rental criteria. Mod Pod may approve, conditionally approve, or deny an application in accordance with applicable law and company policy. Our entire application process typically is 1-3 business days from submission to lease signing.

5. Pet Screening

Mod Pod uses PetScreening, Inc., a third-party screening service, to help review and document household animal information. All applicants must complete the required PetScreening profile before move-in. This applies whether you:

- Have a pet
- Do not have a pet
- Are requesting accommodation for a service animal or assistance animal

This process helps us keep accurate records, review pet-related requirements, and handle animal accommodation requests in a consistent and organized way. We can pre-approve your pet conditionally prior to completing your pet profile, however, full approval cannot be guaranteed until completion.

6. Approval and Next Steps

If your application is approved, Mod Pod will provide your next-step instructions.  Approval is an important step, but it does not create a tenancy by itself. The lease must be fully signed, all required move-in funds must be paid and confirmed, and all move-in requirements must be completed before possession of the home is provided. While your not required to move-in on your lease start day, you will become a resident on this day. This day cannot be changed or altered.
